Mortgage Checklist

When applying for a mortgage you will be asked to provide certain information to the loan officer in order to qualify you for your home. Here’s a good starting point for what you will need when you apply for a residential mortgage.

Information required during the loan process:

  • Your Social Security number
  • Current pay stubs or, if self employed, your tax returns for the past two years
  • Bank statements for the past two months
  • Investment account statements for the past two months
  • Life insurance policy
  • Retirement account statements for the past two months
  • Make and model of vehicles you own and their resale value
  • Credit card account information
  • Auto loan account information
  • Personal loan account information

If you currently own Real Estate:

  • Mortgage account information
  • Home insurance policy information
  • Home equity account information (if applicable)

In addition to the items on this checklist, there are a few things that you should avoid once you’ve begun the home-buying process. In the mortgage lending world, these are referred to as the 10 Commandments when applying for a mortgage:

  1. Thou Shalt NOT change jobs, become self employed or quit your current job.
  2. Thou Shalt NOT buy a car, truck, motorcycle or van (or you may be living in it!)
  3. Thou Shalt NOT use credit or charge cards excessively, open up ANY NEW ACCOUNT, or let your accounts fall behind.
  4. Thou Shalt NOT spend money you have set aside for closing.
  5. Thou Shalt NOT intentionally omit information from the loan application.
  6. Thou Shalt NOT buy furniture or make other large purchases on credit.
  7. Thou Shalt NOT originate any inquiries into your credit.
  8. Thou Shalt NOT make large deposits or transfer deposits without first checking with Jeff Kramer!
  9. Thou Shalt NOT change bank accounts.
  10. Thou shalt NOT co-sign a loan for anyone!

When you start the process of buying a home, you will need to keep in mind that any changes to your credit or large purchases may prevent you from closing on your home. You do not want to miss your dream home because of something that could have been avoided. Keep this in mind, and if you find yourself unsure of the impact a purchase might have on your approval, give us a call and we’ll be happy to discuss.
